Avoiding Real Estate Fraud

By: Jack Landry

The rise of the Internet has changed how the entire world has run. It has provided new ways of marketing, sharing information, and getting entertainment.

It has majorly affected business, education, and religion. The Internet has changed the way people communicate and consume.

Ten years ago, if someone was searching for a home they would start by meeting with an agent in their office. The real estate agent would discuss the options available and discover what they are looking for in a home.

Following that, the agent would set up other times to meet with them to tour various houses. This process could take weeks and months until the right home for the right price was discovered.

This process was made even more complicated if you were looking for a home in a non-local location. However, this process was greatly simplified by the internet.

The internet allows potential home buyers to search local, national, or global listings without ever leaving their home. It allows buyers to find out background knowledge and it hosts thousands of real estate sites that showcase thousands of possible future homes.

On these websites you can take a virtual tour of various homes through photographs and read about what the properties offer. Then, after cross checking the information with a local county assessor you can get a real idea of what the house is worth and be sure that you are not paying too much.

Through this method, many options are eliminated without spending the time and money to go and tour every property. However, it is wise to tour the likely options in person before a decision is made.

While real estate can be bought and sold directly by the owner, generally a real estate agent or broker is involved. A real estate agent is a professional who has knowledge and experience with the value of various homes.

The involvement of a property agent, while costly, helps people to avoid scams. They also help people to locate available properties.

Sadly, scams and frauds are all too common in the modern world. Homes of today are a big investment, and can be a big gain for scammers and a big loss for the investor if they do not have any background knowledge of real estate.

When selecting a property agent for the first time do some research and make sure that they have legal qualifications as a professional. Asking friends or family members who have had experience buying a home for referrals or assistance is also a very good idea.

The internet has caused several property agents to limit the services they offer to emphasize a certain area. Review the services offered by the agent of your choice to be sure that they can provide the services that you need.

After you select an agent, be sure to meet them. Through meeting them you will be able to determine whether they understand what you are looking for, if you're desires as a customer are their number one priority, and most importantly, whether you will be able to trust them.

The best option would be to find a realtor who you trust because they not only have the legal qualifications but are a member of the National Association of Realtors. This association abides by a strict code of ethics.

In addition to background knowledge of your real estate agent, it is important to have a general knowledge of the real estate business. Armed with background research you will be able to avoid fraud much more effectively.

Buying a home is one of the largest, if not the largest, single purchase that people will make in their lifetime. Doing the proper amount of research ensures that it will not be the biggest loss.

The internet also helps those who are trying to sell their homes. Sellers are able to find a listing agent who can help establish the correct price for their home and make sure that the proper paper work is filled out.

Overall, the internet has transformed real estate from a local to a global business. The real estate industry is completely different than it was a decade ago.
